Holding Tax Hiked by up to 20% Across Jharkhand Municipal Bodies, Including Mango

Jamshedpur: In a move set to increase the financial burden on urban households, the Jharkhand government has approved a revised holding tax formula across all municipal bodies, including Mango Municipal Corporation. After a gap of two years, taxes will now rise by 15% to 20%, triggering concern among residents and business owners alike.

New tax formula linked to market value and infrastructure

The revised system marks a significant shift from the earlier method of tax calculation. Holding tax will now be determined based on government-defined circle rates and the width of adjoining roads.

Officials state that properties located in high-value zones and along wider roads will attract higher taxes, reflecting their increased market worth and access to better infrastructure. This move is being seen as an attempt to align municipal revenue with real estate valuations.

Mango among worst-affected areas

The impact is expected to be particularly severe in Mango, where approximately 48,018 residents will be directly affected. Apartment dwellers, commercial establishments, and houses located on main roads are likely to bear the highest increase.

Properties situated along roads wider than 40 feet have been placed in the highest tax bracket. Residents in these areas are expected to pay an additional ₹500 to ₹1,500 annually, depending on property type and location.

Sharp rise for residential and commercial properties

The revised rates indicate a noticeable jump in annual tax liabilities across categories. Residential apartments, pucca houses, and even kutcha houses will see an increase, while commercial establishments on prime roads are set to face the steepest hike.

Business owners, especially those operating shops and showrooms, may witness a significant escalation in their tax burden under the new structure.

 Collection to begin soon

The revised tax collection process is scheduled to begin within the next 10 days at the Mango Municipal Corporation office. This will include the renewal of holding taxes, trade licenses, and water user charges.

Authorities have indicated that the delay in revision over the past two years, combined with a sharp increase in circle rates between 2022 and 2024, has led to the current hike being implemented in one go.

Residents express concern over rising costs

While officials defend the move as necessary for improving urban infrastructure and revenue generation, residents fear an increased cost of living. Those residing on narrower roads may receive marginal relief, but the overall trend indicates a clear upward surge in municipal taxation.

With the new rates set to come into force shortly, the decision is likely to have a widespread impact on household budgets and small businesses across Mango and other urban centres of Jharkhand.
