Last Chance to Legalize Unapproved Buildings in Jharkhand, Action After June 27

Jamshedpur: The Jharkhand government has provided a final opportunity for owners of houses and buildings constructed without approved building plans to regularize their structures. Under the state’s new legislation, property owners can legalize unauthorized constructions by depositing the prescribed fee and completing the required formalities before June 27, 2026.

Authorities have cautioned that after the deadline, Municipal Corporations may initiate strict legal action against illegal constructions, including demolition and other enforcement measures.

Benefits Restricted to G+2 Buildings

As per the new rules, only buildings categorized as Ground Plus Two (G+2), with a maximum height of 10 meters, will be eligible for regularization under the scheme. Structures exceeding the prescribed limit will not qualify for the benefits.

One-Time Fee Fixed for Residential and Commercial Properties

The government has fixed a one-time regularization fee of ₹10,000 for residential buildings constructed without approved plans. Commercial establishments seeking legalization will be required to pay a one-time fee of ₹20,000.

Officials have urged property owners to take advantage of the scheme within the stipulated period to avoid legal complications in the future.

Awareness Meeting Held in Bhalubasa

To create awareness about the scheme, a special meeting was organized at the office of the Anjuman Faizul Gurba Muslim Society in Bhalubasa. Addressing the gathering, Society Secretary Mohammad Arshad appealed to local residents to avail themselves of the government’s initiative and complete the regularization process before the deadline.

Architect Explains Technical and Legal Procedures

During the programme, noted city architect Bilal Nasir provided detailed information regarding the legal and technical aspects of the regularization process. He explained the procedures for submitting applications through both online and offline modes and outlined the documents required for approval.

Participants were also informed about the penalties and legal consequences that may follow if unauthorized constructions are not regularized before June 27, 2026. The meeting concluded with an appeal to property owners to act promptly and secure legal status for their buildings while the opportunity remains available.
