Ranchi (IANS): The Jharkhand government on Thursday launched an online portal to regularise houses and buildings constructed without approved maps in urban areas across the state.
Sudivya Kumar Sonu inaugurated the portal under the Jharkhand Unauthorised Constructed Building Regularisation Rules, 2026.
The new system will allow nearly seven lakh property owners to apply online for the regularisation of unauthorised buildings. The scheme is expected to provide relief to people who could not obtain building plan approvals earlier for various reasons.
Under the new rules, the government will regularise buildings with an area of up to 300 square metres and a height of up to 10 metres. Residential buildings up to G+2 are also eligible under the scheme.
Speaking at the launch, Sudivya Kumar Sonu said previous governments had made several attempts over the past 25 to 26 years to regularise unauthorised constructions, but public participation remained low.
He said the government has introduced a liberal policy this time to encourage maximum participation and urged citizens to apply through the portal.
Sunil Kumar said the state Cabinet approved the regularisation rules on April 15 and added that the online portal has made the application process simple and transparent.
He said applicants will have to pay a minimum fee of Rs 10,000 for residential buildings and Rs 20,000 for commercial buildings. The government will allow payment in three instalments.
Sunil Kumar said earlier regularisation drives failed to achieve the desired results, and the government now aims to promote planned urban development and maintain proper building records.
The government clarified that it will not regularise constructions built on government land, water bodies such as tank beds, designated parking spaces, or properties that violate the CNT-SPT Act. Buildings involved in pending court cases are also excluded from the scheme.
The Jharkhand Cabinet approved the Jharkhand Regularisation of Unauthorised Construction Building Rules, 2026, last month.
